The client, Atelier Group, was launched in 2012, bringing together sector-leading expertise to deliver Development Management, Property Management and Asset Advisory services in the student and multi-family accommodation sectors.

The project consists of two stand-alone student accommodation blocks either side of Dublin’s Dominick Street Upper. It comprises the construction of a student accommodation development with approximately 77 bedrooms in 26 clusters, including 11 studios and another student accommodation development with 240 en-suite bedrooms, divided into apartment clusters of up to 8 bedrooms with each cluster surrounding a central kitchen/living area.

The project involves the demolition of the warehouses currently occupying the site.

Because of our previous experience with student accommodation developments, we were commissioned for the project’s Design and Build role.

The programme has minimum room for delays. The site is in a built-up area, with limited access for construction traffic and restrictions on after-hours construction noise and operation. Utility routes around the site are restricted by neighbouring properties and nearby Luas lines.

Due to height restrictions in the basement and ventilation requirement for smoke systems and generator plant, Axiseng coordinated the services with BIM, using the architects’ and structural models to ensure minimum corridor ceiling heights were maintained.
