Our client, Exeter Property Group, is among the largest real estate investment managers in the world, focused on acquiring, developing and managing logistics/industrial and office properties across the US, Mexico, Europe and Asia.

This project consisted of the creation of a Construction of new warehouse and ancillary offices, consisting of:

  • 6,641m2 (71,484 sqft) warehouse area, including dock levellers and level entry doors,
  • 756m2 (8,138 sqft) integrated offices over three floors and
  • ancillary staff facilities

Axiseng was appointed to provide mechanical and electrical services designs for a speculative office building.

The warehouse area was designed to accommodate high bay-racking and automated high-level lighting, with operation based on occupancy.

Charging points for forklifts were provided, along with electrical services to roller shutter and level access doors.

The building’s office space, which includes open-plan offices, canteen area and ancillary rooms, is served by a Variable Refrigerant Flow (VRF) system for air-conditioning, and a full Cat A fit-out throughout.

The project required early liaison with the utility providers as the program for construction was critical.

The electrical supply involved the construction of a new ESB infrastructure, external to the building, but within the service yard.
