The Client, Tetrarch Capital, is an Irish-owned, Dublin-based real estate investment and development platform, active in the hospitality and leisure, residential and office sectors.

This new development on Townsend Street, Moss Street and Gloucester Street in Dublin 2 consists of the construction of an 8-storey 393-bedroom hotel, an 8-storey 136-bedroom aparthotel, an 8-storey 66-bedroom aparthotel and 21 apartments together with streel level retail units.

The 393-bedroom hotel has been developed for Travelodge with the apart hotel being developed for Staycity. They are also leasing a 142-unit aparthotel on nearby Mark Street. The 21 apartments are for Dublin City Council.

The project is located on a constrained city centre site which required a high degree of coordination between all design team members. The access to the site also needed to take into consideration the location of a busy street with high amount of pedestrian and motor traffic.

Axiseng assisted the client to develop the M&E detail for the project and review the hotel and aparthotel end-user requirements. The design was developed to encompass the end-user requirements.

The M&E services on the project included the design of VRF systems, ventilation systems, sprinkler system, LSS systems, TV / AV hotel systems and access control.

The full project was completed in Summer 2022 with the 393-bedroom hotel already completed and occupied by Travelodge in January 2022.
