The Morrison

Zetland Capital operate the existing 5* hotel The Morrison in Dublin City Centre overlooking the River Liffey. The original 1999 hotel is operated as part of the Curio Collection by Hilton.

This recently completed project included the addition of 12No. ensuite bedrooms to the existing 145No. bedroom development. 8No. bedrooms were added at ground floor courtyard area and 4No. to existing roof level at 4^th floor.

Axiseng was commissioned by the client to lead the mechanical and electrical services design of the development, which consisted of the construction and fit-out of 12No new bedrooms in existing live 5* hotel.

The building site itself was highly constrained, as the existing bedrooms had to remain live during the works.

Upgrades included tying into existing fire alarm, water, general services, security, drainage & HVAC. Relocation of roof mounted generator to allow for the construction of new rooms was also accommodated.

Removal and installation of new AHU within the basement in confined spaces. Testing new plant while keeping exiting services live was key to the handover stages.

New fire certification and strategy was key to access for the new rooms. Additional emergency lighting and directional signage were incorporated into existing areas to meet full BCAR compliance of the newly constructed spaces.

Axiseng worked closely with interior architects to ensure suites were designed to match the existing standards and finishes of the hotel rooms.
