SEI Office

SEI is a provider of technology and investment solutions to the global financial services sector, headquartered in the US. SEI’s Dublin office now occupies 2,323sqm (25,000sq ft) of office space at One Charlemont Square in Dublin city centre.

SEI’s new offices will be capable of accommodating up to 300 workers and will facilitate its planned expansion of its Irish operations. SEI’s Dublin office has nearly 400 employees who operate in a hybrid model, which is three days per week in the office.

This recently completed development at One Charlemont Square consists of over 2,300m² of new office space, including large canteen, wellness areas, meetings rooms and a large flexible boardroom. All space were designed to feel modern, user friendly and sustainable.

Axiseng was commissioned by the client to lead the mechanical and electrical services design of the development, which consisted of the fit-out of 2,323m² of total space over a 6-month construction period.

The architectural design intent was to expose the concrete slab throughout the open plan area while concealing as much of the mechanical and electrical services in bulkheads. This provided some design challenges as the exposed slab areas were up to 7 meters deep in some areas. This was a large consideration during the fan coil units design and selection.

The base build achieved a LEED Gold rating, and the tenant requirements were incorporated into the fit-out design through the floor plate.

The lighting throughout the fit-out has been completed to the LEED Gold standard. This includes daylight dimming throughout all spaces to reduce the energy consumption. All lighting is, primarily, controlled via presence detection from the local PIR’s.
