The project comprises 2 no. independent student accommodation blocks. Each block consists basement & ground level of tenant amenities, with 5 & 6 floors of student apartments above. The blocks are built around a central landscaped courtyard, used for tenant amenity break-out space. Additional landscape amenity space is provided at roof level. Plantrooms are located within the basement of each block, with tenant gyms, lounges, laundry and cycle stores making up the remainder. Tenant amenity on the ground floor comprises study, lounge, reception & break-out areas. A number of grey-box retail and enterprise spaces are provided for future tenants. Apartment clusters are made up of approx. 8 no. en-suite (pod) bedrooms adjoining a central kitchen/living area.
Axiseng were commissioned due to our previous experience with this type of project and delivering functional, efficient and secure student accommodation.
The programme has minimum space for delays. The site is within a built-up area in the centre of the Point Village, with restrictions on after hours’ construction noise and operation. Utility routes around the site are restricted with neighbouring basements and Luas lines in the vicinity of the development, all of which requires a careful coordination of all aspects of the programme.
Due to planning restrictions with façade and non-openable windows, mechanical ventilation had to be introduced into a number of spaces.
The project is aiming to achieve BREEAM Very Good accreditation.
