This recently completed fit-out at 1 Georges Quay (1GQ), Ulster Bank’s former headquarters in Dublin 2, consists of 2,500m2 across one and a half floors housing up to 180 staff.
The company has had its headquarters in Abbey Street for the last 36 years. The office areas have been designed to be flexible for the business needs of National Lottery.
Axiseng was commissioned by the client to lead the mechanical and electrical services design of the project, which consisted of the fit-out of 2,500m² of total space over a 10-month fit-out programme. This included ground and first floor and involved the subletting split design of the first floor.
The project scope from the client was to investigate re-using of existing M&E services plant where possible. This involved intrusive site investigative work and clever design approach to the ventilation and heating/cooling strategies, including assessment of the general lighting approach.
The project required significant co-ordination with the building owner and property management team including interaction with the live building ensuring no impact to existing tenants on the floors.
