Motel One is a chain of affordable budget design hotels. It is a German company that not only stands for high-quality design at a fair price, but also for an individuality that they want all their guests to connect with. Motel One operates 66 hotels with more than 18,400 bedrooms across Europe.
The work has now commenced on a new hotel site in Dublin’s city centre. Facing onto Liffey Street and Middle Abbey Street, the 310-room development will be Ireland’s first Motel One location.
Planning permission for this development was granted in August 2018. Following the demolition of several buildings, construction of the 7-storey height building over basement includes the hotel and public bar.
The Client commissioned Axiseng to design the MEP services associated with the development and help guide them through the planning process.
One of the design biggest challenges were the low clear height ceiling void depths. This proved difficult to locate key pieces of air-conditioning equipment. This was solved by dropping the ceiling void in certain places to minimise the effect of dropping the ceiling heights in corridors throughout the building.
Passive ventilation requirements in the basement also proved challenging to implement. It was solved with implementing additional ventilation openings to the east of the site on the perimeter of the building. A breakable pavement for the passive vent wells ensures that they are only open in an emergency and can be walked on in normal operation. This also ensures the rooms are not exposed to outdoor air conditions when closed.
