Our client, Patron Capital was established in 1999 and has evolved into one of the leading opportunistic real estate managers in Europe. Since its founding, Patron has raised a total of €4.3 billion from institutional and high net worth investors from Europe, the Middle East and the US.
This completed refurbishment of 412 bed (65bedrooms) hostel comprised of changing standard bunks to pod type dorms complete with a licenced bar on ground floor. New kitchen and amenity spaces for guests was also added.
Axiseng was commissioned by the project manager to lead the M&E refurbishment of the hostel to current standards.
We were chosen to work as a part of a team with who we previously worked on another hostel project to deliver refurbishment compliant with the current standards for fire alarm, lighting and ventilation.
The challenges our team had to overcome during this refurbishment were caused working in a live building which meant phased works – commissioning was done in phases for services like fire alarm and life safety equipment. There were some additional works needed as non-compliant services were discovered during opening-up site works.
Our experience from similar projects helped us anticipate Client’s needs and advise on the best solutions.
We ensured that the latest specifications for power within the pods, wi-fi and access control were incorporated in the design to futureproof the fit-out.
The refurbihment rejuvenated the area around Connolly station with additional catering & dining facility. The venue attracts tourists to the area and is already highly ranked in the recommened places to stay in Dublin.
