Spear Street Capital, an international real estate investment company, is an owner & operator of distinctive office properties located in the US, Canada & Europe.

This recently completed refurbishment on Commons Street in Dublin 1 consists of 4,300m2 of Grade A office space, including high end reception area, new façade & full mechanical and electrical plant upgrade. The office areas have been designed to be flexible, with up to 2 tenant demise per floor.

Axiseng was commissioned by the client to lead the mechanical and electrical services design of the development, which consisted of the refurbishment of 4,300m² of total space over a 2-year period.

The building site itself was highly constrained, as the site was a located above a 3-storey commercial car park which was in operation 24/7. The primary access to the site was through car park also. The mechanical systems including a high efficiency domestic hot water heat pump, VRV air conditioning and centralised air handling units with thermal recovery wheels. All lighting was completely upgraded to fully DALI addressable, daylight dimming LED lighting.

The building achieved a LEED Gold Rating, with this all systems were supplied with energy meters all linking back to the high spec centralised building management system. The refurbishment is fully aligned with EU Taxonomy requirements.

The BMS goes above the industry norms and was designed to aid in the real time monitoring of the buildings energy systems, smart metering and sustainability reporting. The project achieved an A3 BER, the driving factors of achieving the BER upgrade was the full grade of all mechanical & electrical systems and the full façade renovation.
