The project consisted of a CAT B fit-out of one floor for a global data centre client and comprised of the following spaces: open plan office spaces, meeting rooms, break-out spaces, printing area, collaboration area, storeroom, accessible shower room, mothers’ room, lockers & kitchen/tea station area.
The mechanical services installation primarily consisted of relocation & recommissioning of existing 4-pipe fan coil units with waterside controls. The primary supply and exhaust air to the floorplate is provided via 2no. existing HRUs located on the ceiling void. A new tenant controlled BMS was installed which allowed the client full visibility of the plant located within the floor plate.
The electrical installation consisted of the retaining and modification of existing services including primary containment runs, fire alarm and data cabling. New general services, audio visual systems, lighting / feature lighting and security systems were designed and installed to achieve the criteria set out in the client brief. The feature lighting design, coordinated along with the architects, provides a unique visual influence on the space.
Axiseng was commissioned by JLL to deliver the office fit-out on time and budget.
We aimed to reuse much of the existing plant & services routes, but all were services concealed so the design intent was to remove sections of the suspended ceiling. This created some aesthetic challenges and some design challenges, particularly from a fire rating/compartment standpoint.
To overcome these, we worked closely with the design team, contractors and landlord to review coordination of existing & new services and usability of the existing plant.
