Located within the Poolbeg West Strategic Development Zone (SDZ), the Glass Bottle development is a new urban quarter, which will include a balanced mix of residential, offices, retail, hotels, student accommodation, cultural and community facilities, leisure, restaurants, bars and open-air public amenity space. It will be built on the site of the former glass bottle site by Dublin Bay, near the communities of Irishtown, Ringsend and Sandymount.
The creation of Glass Bottle is led by Ronan Group Real Estate and Lioncor.
Axiseng was commissioned by the client to lead the mechanical and electrical services design of the development, which began with Phase 1 – 570 apartment units in three individual buildings.
When complete, Glass Bottle will provide 3,800 new homes, providing housing for up to 9,500 people. The development will include 10% social housing throughout the development. A further 15% of the residential units will be allocated to affordable housing.
Phase 1 of the development consists of approx. 570 apartment units in three individual buildings fronting onto Sean Moore Road including social and affordable units, a new crèche and 400m2 of retail space.

Construction of the development began in 2021. The client expects the redevelopment taking over ten years. The first residents to Glass Bottle in 2024 should be welcome in 2024.
The development will create more than 90,000m2 of commercial, civic and enterprise space. The commercial and enterprise space will provide jobs for more than 10,000 people, many of them from Glass Bottle and nearby communities. There will also be opportunities for employment of local people in the construction phase.
