The existing buildings in the Donnybrook House development consist of a 3-storey block opening on to Donnybrook Road, a 5-storey block running perpendicular, an underground car park and a 2-storey basement on the north side. Permission has been granted for these to be redeveloped for mixed-use, with offices, a gym, a restaurant, a café and a private entrance office unit.

Axiseng led the mechanical and electrical engineering designs of the redevelopment which was completed in October 2018.

The external upgrade includes an all-new high performance glazing system, internal drylining and insulation and new bay windows facing onto nearby Pembroke Cottages, which date from the Victorian era. The internal upgrade includes a highly-visible and generous reception at ground floor, office areas sub-divisible to accommodate one or two tenancies per floor, raised access floor throughout tenant areas, exposed beams and services, new toilet cores and a refurbished lift lobby on each floor.

Also included are a landscaped courtyard / lightwell to the second and third floor offices and acoustic treatment to ceilings in all office areas. The air-conditioning and ventilation options were designed for fan coil units (4-pipe) and a Variable Refrigerant Flow (VRF) system. Both offer fully air-conditioned solutions, with excellent levels of energy efficiency and user comfort.
The need for sustainable building design is being met through the use of various energy saving technologies, such as high-efficiency gas-fired boilers for the LPHW heating system, variable-speed drive (VSD) low-energy pumps for heating and chilled water systems, central BMS-check metering and modular fluorescent lights in the offices.
