Our client, Green REIT Plc is a real estate investment fund that specializes in owning and managing tertiary real estate assets (offices, industrial sites and businesses). The company invests in a portfolio of long-lease and freehold, primarily commercial, and mainly Dublin-based properties.
Block I is an 8-storey office building over 2 levels of basement car parking, providing 9,200m2 of Grade A office space in one of the most prestigious business parks in Dublin.
One of Dublin’s most successful suburban developments, Central Park comprises commercial and residential real estate assets located in the Dublin suburb of Leopardstown.
Designed with productivity, sustainability and comfort as priorities, central park offices meet and exceed the highest international standard for working spaces.
Existing occupants include blue chip companies such as Vodafone, Bank of America Merrill Lynch, Salesforce, Genesis, AIB and Google.
The building achieved a LEED Gold accreditation.
Our services design was extended to full Cat A fit-out on all floors of the building as well as shell and core installations for the purposes of tender.
The basis of design for ‘grey box’ installations was to facilitate certification under BCAR and to avoid the need for future tenants to seek certification under BCAR for fit-out works.
The mechanical and electrical installations included the application of highly efficient technologies such as air-cooled chillers, condensing boilers, LED lighting and variable speed fans and pumps.
