Our client, The O’Callaghan Collection, previously known as O’Callaghan Hotel Group, owns 4 luxury hotels in Dublin city centre and one in Gibraltar. The started trading in 1990 and developed into a high-end luxury hotel company that now also owns and manages some BTR (built-to-rent) properties around Dublin.

The project comprises 7 levels, ground to level 6, incorporating 28 residential BTR apartments on levels one to six. The ground floor houses bicycle and bin storage, ESB station and comms room with a grey box unit for future fit-out.

Axiseng was commissioned by the client to lead the mechanical and electrical services design of the development given their vast experience in residential developments.

This new residential accommodation is designed and built to replace existing warehouses on corner of Sandwith Street and Boyne Street in Dublin 2.

The challenges in designing the mechanical and electrical services were for example limited plant and riser space when trying to maximise the efficiency of the apartment areas and meeting CAD compliance for corridor widths. Another challenged, posed by the busy city centre location of apartments and thus risking incoming noise was selection of mechanical plant to meet Part L compliance while ensuring ventilation requirements were met.

The project also involved demolishing a derelict warehouse and replacing it with a modern residential accommodation, bringing more life to the area and boosting the economy of local amenities with new residents.

Preliminary design BERs were undertaken by Axiseng with a resulting A3 rating.
