Kennedy Wilson Europe Real Estate Plc, a listed property company on the Premium Segment of the London Stock Exchange, was established to invest in real estate and real estate loans across Europe. Their recent development on Baggot Street in Dublin 2 consists of 15,000m2 of new office build including an underground car park and sub-basement level plant rooms. The office area have been designed to be flexible with up to 2 tenant demise per floor. Planning permission was granted for the new development in 2015.
Axiseng was commissioned by the client to lead the mechanical and electrical services design of the development due to our expertise in commercial projects.
The building is on a very constrained site and the location of the site requires all of the land to be developed to make best use of space. All of the plant is designed to be at basement level to leave other floors as large as possible.
To ensure that the lettable area is maximised, most of the plant is placed in the basement to minimise any noise issues. The roof plant is limited to dry air coolers only within a small sunken plant area.
The building achieved the LEED Gold Rating.
The project was also voted the Building of the Year in the Office (Medium) category at the recent Building and Architect of the Year Awards 2017.
