Hines is a privately owned global real estate investment, development and management firm, founded in 1957, with a presence in 255 cities in 27 countries. They manage investments assets and also provide third-party property-level services for assets.
This recently completed development on Cork Street in Dublin 8 is a new 166-bed student accommodation building over 7 storeys, including bedroom apartment clusters, grey box retail, gym and large communal tenant amenities on the ground floor.
We provided M&E & lift services for the new student accommodation as part of a design & build contract under the main contractor.
Axiseng was commissioned by Walls Construction to lead the mechanical and electrical services design of the development engaging our expertise in delivering student accommodation projects.
We delivered this project which enhanced the student accommodation pool in Dublin city centre and our experience from other similar ongoing project at the same time ensured we incorporated the latest specifications for wi-fi, access control and other tenant requirements.
Challenges presented during this project included tight programme based on academic year, strict fire officer compliance issues around sleeping accommodation and the necessity to adhere to TA performance specifications.
The installation of PV (solar panels) and heat pumps in the development made this energy efficient building for the operator.
