The project consisted of the Cat B fit-out of Levels 4 to 9 from the base build CAT A including ground floor reception area of Exo Building, Point Square, Dublin 1 for the headquarters of An Post, the Irish postal service.
As part of the works, we were able to repurpose the existing chillers at roof level to provide a robust cooling solution for the three floors without impacting the tenants on the lower floors of the building.
The highly sustainable design of the building targets the LEED Platinum accreditation.
The spaces within the buildingincluded kitchen, canteen, tea stations, comms rooms, boardroom, reception, open plan office space, meeting rooms, printer areas, private offices, call centre and recording studio.
Some design challenges which were overcome included co-ordinating the cause-and-effect matrix to compliment the overall building’s strategy, routes for a new electrical supply for the uplift in kitchen and catering plant load including pizza oven.
The existing sprinkler system also required a high level of coordination to serve the mix of exposed services areas & enclosed ceiling types.
The new kitchen plant was closely coordinated in BIM, to ensure it fit within the existing plant enclosure at Level 8 garden terrace level, without negatively impacting on the space regarding noise and odours.
A high level of coordination was carried out with MCA for the exposed services at ceiling level whilst maximising use of the existing services. This complimented the existing base build structure enhancing the panoramic views with 360deg views across Dublin.
The success of this project depended on our close co-ordination with the architect and taking into consideration the interior finishes, whilst maximising the mechanical and electrical performance from the existing services.
