This development consisted of a fit-out of existing listed building on Stephen’s Green in Dublin 2 for Kennedy Wilson Europe Real Estate Plc. The building comprised of a basement and 4 levels of office space.

Axiseng was commissioned by the client to lead the mechanical and electrical services design of this refurbishment based on our broad experience with office fit-outs and previous work for the Client.

The building was redesigned as a new head office for the Irish branch of Kennedy Wilson, who we worked with on the award-winning development of Capital Dock in Dublin.

Some of the challenges on the project included Client changes during design like increased scope from fit-out of 2 floors to 4 floors, tight programme for Client to relocate from existing building and working with existing electrical supply to building for increased load.

Given our experience from other ongoing projects at similar time, we ensured that the latest specification for desk power, wi-fi, access control and other services for tenant requirements were incorporated.

The targeted LEED Platinum certification was a late request in the design, so design was modified had to be changed to reflect this requirement. We worked closely with the Architect and LEED consultant to achieve the target (which was achieved). This meant for example a changeout of water heating system from oil to electric heat pump.

The building is a listed building (previously the Department of Justice) which meant working within strict guidelines in terms of design.
