The Irish Pension Unit Trust is a regulated property fund vehicle in Ireland that delivers superior income returns to their shareholders through commercial real estate investments primarily in Dublin City. This project at Hanover Quay in Dublin 2 consisted of over 6,000m2 of office refurbishment which had previously been occupied by a single tenant. The building was brought back to a Cat A standard with the facility of 2 Individual tenants per floor.
Axiseng was commissioned by the client to lead the mechanical and electrical services design of the development due to our expertise in fast track commercial fit-out projects.
The existing building had been heavily altered for the previous tenant including the installation of a full commercial kitchen. All 7 floors of the building were stripped out to meet Cat A standard. The client also required the building to be comparable with other newly constructed Grade A installations. Close consideration was given to any elements to be reused to ensure they were in good condition and maximise cost savings to the overall project.
The refurbishment provides over 66,000 ft2 of Grade A office space to prospective tenants overlooking the gorgeous views at the Grand Canal Dock in the South Docklands.
